How is COVID-19 Impacting the Reston Real Estate Market?

After a short slowdown in showings, buyers are back out looking for homes again. MLS stats show that home showings are up from previous weeks and continue to increase.

Here is the latest stats on what's happening in the Reston Real Estate Market last month:

  • 141 homes in Reston came on the market
  • 103 went under contract
  • 110 closed sales - The median days on market was 5 days with sellers getting 100% of the original list price.

This indicates that Reston is still a seller's market! Compared to last year, in April 2019, there were 205 new listings, 136 under contract, and 120 closed sales in Reston. The median days on market was 7 days with sellers getting 100% of their list price, indicating that, while these is less volume of sales, COVID-19 has not yet significantly impacted Reston home sales.

Home buyers are spending more time online looking for homes and buyer traffic remains strong in Virginia. According to ShowingTime, the number of buyers scheduling showings for homes has steadily increased in the last month. Showings are up 12% compared to January 2020 and we are getting closer to last year's numbers as well. Buyers who wanted to "wait and see" are now back in the market.
