A sprawling waterfront compound in Duxbury, owned by the former chairman of Citigroup, has hit the market for $40 million.
The lush 25-acre Goose Point property, with its sweeping views of Cape Cod Bay, is currently the most expensive listing in Massachusetts, according to the listing agent, Joanna Dresser of LandVest.
The compound is anchored by a 14,000-square-foot main house built in 1995 that boasts six bedrooms and nine bathrooms, along with a gym, wine cellar, office with a fireplace and wet bar, and a library overlooking a pond. Walk down to the beach and you’ll find a private pier.
“The site includes expansive grounds and multiple homes with indoor and outdoor living and entertaining spaces to delight family and friends,” the listing states. “This sprawling compound has been carefully assembled and improved over time and is truly a one-of-a-kind legacy property.”

John Reed, the former chairman of Citigroup and the New York Stock Exchange, told the Wall Street Journal that he and his wife came to the decision to sell the property “somewhat reluctantly but sort of realistically.”
“As you get older, you sort of say, ‘Maybe we should downsize because it’s a big hunk of property,’” he told the Journal. “It takes quite a bit of effort to keep it going.”
According to the listing, the property “provides an idyllic setting for luxurious living and serene relaxation” amid perennial gardens, outdoor decks, and a heated gunite pool. “The meticulously maintained grounds create a seamless blend of indoor and outdoor space, perfect for both quiet reflection and grand gatherings.”
The compound includes several properties besides the main house. There’s a dock house, which features a gourmet kitchen, radiant heat floors, and French doors that lead out to a back deck overlooking the private pier. There’s also a three-bedroom beach house that boasts a lavish kitchen with large center island, a stone wood-burning fireplace, screened-in porch, and a back deck overlooking the ocean.
A barn on the property contains a caretaker’s apartment, a three-bay equipment garage and workshop, and a canning kitchen that makes it “the perfect place to enjoy fruit and vegetables harvested from the property’s orchard, berry pavilion, greenhouse, and garden,” according to the listing.

And let’s not forget the boat house, home to a state-of-the-art golf simulator.
That’s not all. There’s also a covered pavilion with a wood-burning stone fireplace, Viking grill, and fire pit that makes it “the perfect venue for alfresco dining and outdoor gatherings, surrounded by the beauty of Goose Point Pond and fields of daffodils,” the listing states.
Also located on the compound is the Alexander Standish House, a 2,000-square-foot home that has two bedrooms and two full baths, plus an additional room that could serve as a third bedroom or office.
“Together, these outbuildings along with treehouses, bee hives, a turtle platform on the pond, an osprey nest, blend nature with luxury, comfort, and functionality,” the listing states.
