"The listing includes the vast majority of Downtown Campo," real estate agent Nicolas Hernandez of Top Gun CRE explained. Hernandez is co-listing the property with real estate agent Joseph Barela.

The only part of Downtown Campo that the seller does not own is a small fire station, which is owned by the county, he said. The parcels surrounding the community, which is about an hour east of San Diego, are mostly owned by the county and nonprofit organizations.

The property features 16 acres of land and 95,000 square feet of space, which equates to $69 per square foot, according to the listing. The property includes 28 buildings that offer a mix of commercial and residential opportunities.

"Joseph and I are very excited to bring this unique listing to market," Hernandez told Patch. "This listing offers prospective buyers the potential for significant upside through strategic renovation and redevelopment, but also allows a visionary investor an opportunity to put their own touch on a small community and shape the future of Campo."
