Applied for a HELOC with Ruth Vargas at Citizens (nice at first then completely incompetent and unhelpful). Have a FULLY PAID mortgage on $420,000 home as well as $500,000 home paid off in Fla and over $800,000+ in investments (so thats about $1.5 Million plus in assets) - income of over $90k/yr between Social Security and IRA and an 820 credit score. They do NOT look at assets, investments, or equity but base all their decisions on some arbitrary income requirement and they would only qualify us for $125k HELOC because we did not have enough income on 1099.
If we had pulled out an extra 5k a month from ROTH IRA and then put it back into the same ROTH IRA, they said out income would be sufficient for a $300k HELOC but we didn't WITHDRAW enough money each year from our HUGE $1.5 Million assets.
This company is LOUSY - they give you conditional approval but then come back and change the requirements.
And if you ever get Ruth Vargas as a mortgage person, she will waste HOURS of your time making you submit documents only to find out she has NO CLUE what she is doing.
DO NOT DO BUSINESS WITH RUTH VARGAS or CITIZENS!!!
