December’s Existing Home Sales, Median Price Dip, Says California Desert Association of REALTORS®
PALM DESERT (Calif.) – December 2018 existing home sales and median price dropped slightly compared to December 2017 totals, the California Desert Association of REALTORS® reported today.
Existing home sales were 441 in December, down from 553 in December 2017, the CDAR monthly report showed. The median price of existing home sales was $375,000, down $384,000 in December 2017. Sales of condominiums also were down last month at 218 compared to 273 in December 2017. But for the positive news: the median sales price of condominiums was $270,000 in December up from $240,000 in December 2017.
“Our season is just beginning, and we still have low inventory, and low interest rates,’’ said Scott Newton, president of the California Desert Association of REALTORS®. “With that and a strong economy we expect to see robust sales. The Coachella Valley continues to bring in more and more potential buyers with major events like Coachella, BNP Tennis Tournament and myriad entertainment events and golf tournaments."
Except for eight months, including December 2018, since May 2016, the good news for home sellers and buyers is that there have been monthly increases in existing home sales.
The December inventory of available existing single-family homes was 3,086 and 1,063 available condos, compared to 2,918 existing homes and 1,216 condos in December 2017.
The December statistics, including median and average sale prices, are based on the industry standard Multiple Listing Service in tracking sales for buyers and sellers. This report reflects sales in Bermuda Dunes, Cathedral City, Coachella, Desert Hot Springs, Indio, Indian Wells, La Quinta, Palm Desert, Palm Springs and Rancho Mirage.
